Rental Listing

  • General suite condition inspection and preliminary check.
  • Capture suite visual representations (photographs, videos, panoramic visuals, etc.)
  • Market through various channels including MLS, CondoWong & public websites, client & agent databases, social media, etc.
  • Showing the suite to interested individual or group prospects whether in person or through virtual video tours.
  • Negotiating and solidifying offers from prospective tenants.
  • Complete screening of prospect (employment verification, credit history checks, previous residence check, reference checks, etc.)
  • Landlords will have control in the selection of their tenants, interviews can be arranged.
  • Reviewing and selecting the most suitable applicant.
  • Drafting and preparation of all lease-related documents.
  • Obtain pre-move in documents (utilities account transfer, tenant insurance, etc.)
  • Release the keys to the new tenant and ensure the collection of any post-dated cheques and key deposits.
  • Provide landlord with link of soft copy of all documents for easy future reference.

Rental Management

  • Move In/Move Out Inspections, suite check-ups and coordinate cleaning, contractors or handy person for repairs.
  • Tenant-relationship building, ongoing communication.
  • Ensure monthly rent is collected and deposited on time.
  • Preparation of lease renewals, and notices such as: late rent notices, rent increases, early terminations, etc.
  • Routine inspections of the unit.
  • Create tenant work orders.
  • Coordinate with any diagnostics and repairs.
  • Coordinate with any damages or replacements .
  • Handling any tenant concerns and complaints.
  • Handling neighbour and property management.
  • Handling any lease related or building violations.
  • Dealing with any illegal misconducts, accidents or violations.
  • Client folder with all lease relevant documents for easy access (financial, agreements, tenant information, etc.)
  • Inspection reports and comments.
  • Work order reports.
  • All invoices and receipts relating to the unit.

Pre-Delivery Inspection (PDI) Designate


  • Document suite condition through photos, videos as well as suite measurements.
  • Perform an inspection with the developer rep for deficiencies, as well as confirming colour selections and upgrade options.
Tarion Warranty Program


  • Ensuring all defects and deficiencies documented during the PDI are followed up.
  • Inspect and submit inspection reports to Tarion and Developers for the designated 30 day, 1 year, 2 years, and 7 year forms.
