I know there’s been a lot of negative news lately - stock markets dropping, trade tension rising…
It feels like bad news just keeps piling up.
But today, as we welcome the Lunar New Year, I want to shift the energy and bring you something uplifting.
Instead of focusing on the chaos, let me share a personal story - one that I hope will bring you warmth, hope and inspiration.
Back in 2011, this lady approached me and said she’s looking for a 1+Den unit around the Yonge & Steeles area, the boundary between North York and Markham.
She had a long list of requirements.
The unit must be large and spacious, over 700 square feet.
She needs some decent outdoor space and the unit must be facing south.
The den needs to be large enough to be used as a second bedroom.
It would be a bonus if there are two bathrooms.
She wants a parking spot and at the same time, she wants to be able to walk to supermarkets and restaurants.
Not easy.
We found one unit that fits all her requirements.
But there’s a big problem.
It was a pre-construction project.
She had to wait 4 years for the construction and the unit may not come out to meet her standards and expectations.
It is often a challenge for end users to purchase a pre-construction unit because there are some uncertainties and they have to use their imaginations to visualize the end product.
In any case, she decided to go ahead with the perfect unit on paper at the World on Yonge project.
This is a big project with 2 condo towers, 2 commercial buildings, 1 hotel and a shopping mall.
4 years later, the unit was completed.
The lady moved in with her husband in 2015.
Over the years, I don’t talk to this client very often, but our relationship is like close friends.
She has been watching my videos every week and I see her comments every now and then so I know she’s doing well.
Fast forward 10 years, let me show you what this unit looks like in 2025.
This is the largest 1+Den layout in the building, with an interior size of 750 square feet.
We are facing south, of course, with an oversized 80 square foot balcony.
We are just north of Yonge & Steeles, so we are in Markham, but North York is actually just down the road.
You can now enjoy free transfers to and from the TTC and York Region Transit, it’s part of the One Fare Program started a year ago.
The den is 90 square feet, comes with a door and a closet, you can definitely use this as a second bedroom!
As a bonus point, there’s a powder room right by the den.
A master bedroom is typically 90-100 square feet, but this master bedroom is 140 square feet!
You can even enjoy a sitting area by the windows.
It comes with an ensuite bathroom and a walk-in closet.
Does this look like a 10 year old unit?
Not at all.
It is in an unexceptionally well-kept condition because the couple has been living here since the unit was brand new.
They love the unit and they have so many good memories here.
They have now moved to their new home and are enjoying their retirement life.
That’s why they called me a couple weeks ago and asked me to find a new owner who truly loves this unit like they do.
They hope to pass on the happiness, good fortune and positive energy they have cherished in this home to its new owner.
